Energy efficiency is a fundamental element of TRF’s development work. Whether or not a loan we provide is explicitly dedicated to energy improvements, TRF encourages customers to make energy-efficient decisions. We advise the supermarkets, charter schools, community facility, business and housing projects we work with to incorporate sustainable energy practices when making capital improvements, purchasing equipment or building new construction.
Since 1993, TRF have provided over $45 million in energy loans and grants, helping over 400 homes, schools and businessess go green. TRF projects have created or conserved over 4.1 million MWh of energy – enough to power over 433,495 homes for a year. By producing savings year after year, energy efficiency improvements are frequently the most beneficial and profitable investment a customer can make. Energy improvements also have been shown to increase the market value of the property. And equally important, by reducing energy consumption and promoting the use of renewable energy such as wind and solar, TRF has helped reduce the adverse health and environmental effects that result from the generation of electricity from conventional fuel sources.

TRF’s energy financing builds on a long-standing commitment to energy-efficient development. TRF first began energy financing in 1993 through TRF’s Nonprofit Energy Savings Investment Program (NESIP), a $5 million leverage fund established with help from the Pew Charitable Trusts. In 1998, TRF was selected by the Pennsylvania Public Utility Commission to manage $32 million of lending and grant-making in support of wind, solar and other alternative energy projects as well as additional financing for energy conservation and efficiency. As a result of TRF’s success managing this responsibility, the City of Philadelphia and the Pennsylvania Department of Environmental Protection selected TRF to manage $19 million in capital for building energy improvements and projects. After 18 years financing energy projects, TRF continues to be a respected leader in the field.
TRF provides predictable, inexpensive and flexible capital to encourage developers and property owners to reduce the amount of energy their buildings use. Borrowers include commercial real estate, nonprofit community facilities, supermarkets and multi-family residential housing..
